THE YACHT CLUB
A fabulously bright and sunny lounge room, including a huge sofa for relaxing, a kitchen & bar in traditional Yacht Club style and a beautiful dining space. The entire living space is furnished with warm herringbone parquet flooring underfoot and walls of polished walnut and is replete with a vast collection of fascinating maritime antiques and ephemera including a fleet of model sailing vessels, nautical history books, pictures and wall maps, plus a pair of photographic artworks by celebrated Hollywood cinematographer and photographer Maxime Alexandre from his first Venice exhibition... all lit by an array of antique ships’ lamps casting an atmospheric glow at night
A pair of glazed French double doors bathe the space in sunlight and open onto a splendid furnished balcony overlooking the rear of the Malibran Theatre and the numerous gondolas gently gliding along the Rio di San Lio canal below. An enormous custom-made deep-buttoned leather sofa looks across to a marble fireplace and brass-framed mirror TV, while a 19th-century 10-pin ship’s steering wheel made by Brown Brothers of Edinburgh and a signal light from an Imperial cruiser (used by ships to communicate in Morse code and today used for additional lighting) adorn the area just behind
To the opposite side of the room sits the dining suite hosting 8 at table, while the very well-equipped kitchen with its gleaming brass maritime bar stools, large pantry, and an abundance of SMEG appliances, icemaker for cocktails etc. etc. plus plenty of cookery books for inspiration, has the distinct feel of a favourite bar where everyone happens to know your name!

A huge, super-romantic double bedroom with a balcony sitting area and a wonderful wood and bronze staircase descending into the sleeping area below*. Furnished with a super king-size Cocomat design bed (200cm x 210cm) where you can drift off to sleep in silence, the room is flooded with diffused light streaming in from a pair of tall arched and leaded windows opening onto a charming and very peaceful neighbouring garden, while the impressively tall ceiling with highly decorated wooden beams and cornicing echo the building’s traditional framework
A Murano chandelier and a series of maps of the Aeolian Islands north of Sicily look down upon the fabulous freestanding copper and titanium English rolltop bathtub (what luxury!) while the opulent en suite bathroom with shower lies just beyond

THE CREW TAVERN & POOL BAR
Dating back to the 1400’s and a room rarely seen in Venetian properties, a wonderfully inviting wooden-beamed hideaway with bar (hurrah!), perfect for partying or relaxing and skirted by gondolas passing at eye-level just outside your windows... ‘Premando / Stagando Oooeee!!!’
A warming refuge with underfloor heating in winter especially when hunkering down in front of its roaring gas fire and refreshingly cool in summer when escaping the heat of the day... play darts or pool with your family on the bespoke bronze-finished pool table that ingeniously converts into a dining table, or simply cast away your cares and put your feet up to watch the 75 inch TV in the comfort of the inviting leather sofa and armchair. Pour yourselves a cocktail or 3 from the bar (equipped with a double-temperature fridge for wine and beer, a sink and small glasswasher), while raising your chosen tipple to our swashbuckling hero, Corto Maltese**, just across the room!
Playroom, Party Room, Wine-Tasting Room, Games Room... the only limit in THIS room is your imagination!
Marshall Stereos with powerful and clear sound are featured in all bedrooms, in the lounge area and (of course) in the tavern. Easy connection via Bluetooth for your favourite music.

OUR COMMENT
A true ‘one-off’ Venetian house celebrating all the warmth and elegance of a traditional old-school yacht club, and a dreamy-deluxe haven for 3 discerning couples and larger gatherings.
Splendidly positioned close to the Rialto Bridge and the café-lined Campo Santa Maria Formosa yet hidden away from the tourist crowds – the best of both worlds!
Within a gentle stroll of the iconic sights and attractions of St. Mark’s Square (via numerous hidden and not-so-hidden routes!), along with a host of Venetian gems including the dainty marble jewel-box church of Santa Maria dei Miracoli (where you can also pick up a gondola!), the art-filled Fondazione Querini Stampalia and Museo Palazzo Grimani, and the cavernous Church of Santi Giovanni e Paolo, one of the largest churches in Venice and final resting place of no fewer than 25 Venetian doges.
Take your pick from a host of traditional bars and restaurants close by... from the upmarket Alle Testiere, L’Osteria di Santa Marina and Ristorante Vecia Cavana through to Osteria Alla Frasca, Osteria La Portego and Hosteria Bacanera... amongst numerous others!

OUR COMMENT A fabulous Grand Canal apartment majoring on quiet luxury and its great location and offering exceptional views extending all the way from the Palazzo Grassi Museum of Modern Art to the left, to the Accademia Bridge (beside our office) to the right, with VOV / Dimora Italia’s Palazzo Cerchieri right next door! Within a stone’s throw of an excellent variety of interesting small shops, traditional bars and restaurants typical of Dorsoduro, including the canal-side Osteria Enoteca Ai Artisti, Ristorante Bakaro, Oniga, Osteria Alla Bifora, Ca’ Del Vento and Osteria Ai Pugni to name but a few… not forgetting the locals’ favourite Cantinone Gia Schiavi-Al Bottegon for super cicheti and Bar Alla Toletta for some of the tastiest tramezzini in own! Traendo ispirazione da 20 anni di eccezionale esperienza nell’affitto di alloggi a Venezia, e ospitando amici vecchi e nuovi provenienti da tutti e quattro gli angoli del globo, è con un grazie di cuore a tutti i professionisti che hanno reso possibile questo progetto che presentiamo: La Dimora di San Maurizio Un intero palazzo di 5 piani di proprietà di VOV che culla 4 appartamenti appena nati in una delle location più prestigiose del sestiere di San Marco. Restaurati da maestri nell’arte di risvegliare gli spazi antichi con il rispetto che meritano questi edifici storici, questi appartamenti, sontuosamente arredati, vantano interni completamente su misura in uno stile esclusivo. In un grazioso equilibrio di rosa, situati di fronte al Museo della Musica nel soleggiato Campo San Maurizio, tra i caffè di Santo Stefano e le lussuose boutique che affollano Piazza San Marco, gli appartamenti La Dimora sono di dimensioni diverse e possono accogliere fino 30 ospiti in totale se riservati ad uso esclusivo. Con accessori e corredi di alta qualità in un ambiente che siamo certi adorerete ... Situato al 1 ° piano, servito da ascensore, magnificamente presentato nei toni chiari della pesca e della ruggine e con 6 finestre frontali che si affacciano sul Campo verso il campanile inclinato di Santo Stefano, la sistemazione comprende: • Un salotto intimo e accogliente in una romantica sfumatura pesca, che ricorda il delizioso Bellini servito regolarmente all’Harry’s Bar, con travi in legno intonacate di bianco, pavimento in legno ornato da un prezioso Kilim e con ampi e confortevoli sedute (compreso un divano letto matrimoniale) per riunirsi e brindare in festa con un bicchiere o 2. • Una cucina / sala da pranzo completamente attrezzata (anch’essa nella parte anteriore dell’appartamento) con elettrodomestici integrati, un tavolo con 6 posti a sedere più 2 sgabelli da bar e due vani porta che collegano la stanza con il salotto al lato • La camera da letto padronale, assolutamente divina, anch’essa affacciata al Campo, ospita un letto matrimoniale * splendidamente corredato sui toni ruggine dell’autunno, con lanterne in stile orientale su entrambi i lati, un armadio su misura, un proprio bagno immacolato con lussuosa cabina doccia e un comodo spogliatoio/guardaroba abilmente inserito tra le due stanze. • Una seconda camera da letto altrettanto sontuosa e molto carina, situata nella parte posteriore del palazzo, squisitamente arredata sui toni ocra e ruggine e con un letto matrimoniale *, uno splendido armadio a specchio con ante intarsiate e una scrivania/scrittoio dotata di pc per tenersi aggiornati online. • La deliziosa terza camera da letto matrimoniale dell’appartamento (anch’essa nella parte posteriore), un rifugio di pace meravigliosamente presentato nella carta da parati rococò di Lewis & Wood, con 2 divani letto singoli posti sotto un soffitto rivestito in legno. E, condiviso tra la seconda e la terza camera da letto, • Un bagno aggiuntivo, molto elegante, dotato di una grande e lussuosa cabina doccia con affascinanti piastrelle a motivi argyle. Offriamo altri tre appartamenti deluxe all’interno di La Dimora di San Maurizio: Appartamento 2/3/4 IL NOSTRO COMMENTO Questo palazzo è il fiore all’occhiello di VOV, progettato dagli architetti ArchFlorence che unisce La Marchesa, Ca ‘Dell’ Opera, Gondolieri ... eccetera! Occupa una superba posizione centrale, con un’atmosfera elegante, non troppo affollata né troppo tranquilla, e strategica per tutte le attrazioni. Si trova accanto al mercatino dell’antiquariato "Mercatino San Maurizio" che si tiene in determinate date durante tutto l’anno, con una breve passeggiata si arriva alle Gallerie dell’Accademia proprio di fronte al Ponte dell’Accademia, e a 3 fermate del vaporetto (Accademia, Giglio e Sant ‘Angelo) per muoversi facilmente in città, il tradizionale Traghetto a Santa Maria del Giglio trasporta i passeggeri in gondola attraverso il Canal Grande fino al tranquillo e bellissimo sestiere di Dorsoduro. ***L’utilizzo dell’aria condizionata e del riscaldamento sono sottoposti a limiti di legge e condominiali. Di norma il riscaldamento è disponibile da metà ottobre ametà aprile, mentre l’aria condizionata da metà aprile a metà ottobre. Per maggiori informazioni contattateci.
