NEW LISTING
An independent ‘upside-down house’ in laid-back Campo San Stin,
Just moments from the Frari and ‘bellissimo’ within!
Situated on the sunny, south-facing side of the centrally placed campo, which acts as a scenic (and very convenient!) segue on foot between the Rialto and Santa Croce districts to the north and the Dorsoduro district to the south, this delightful new property sleeps 5 in freshly refurbished accommodation designed with easy living and your full enjoyment in mind.
Steps away from the Venice Italian School (the first of its kind in Venice) specialising in language courses for individuals and small groups of adults (see our www.vovconcierge.com website for further details!), and from the very popular-with-locals, cicchetti-serving bars Brillo Parlante, Il Vizietto, Bar Venetico, plus the canal-side La Bottiglia (skilled at conjuring up some of the most heavenly made-to-order panini I think we’ve EVER tasted!), Palazzetto San Stin offers 3 bedrooms/3 bathrooms spread over 3 floors of the property with both upper floors reached by stairs.*
Rise in the morning to a glimpse of the 14th-century Frari (the largest and one of the most impressive of all Venice’s churches), or make a lazy start to the day while observing your timeless neighbourhood spring to life from the comfort and privacy of this Venetian ‘casa’ to call home...
Within a stone’s throw of the Scuola Grande di San Rocco with its breathtaking Tintoretto paintings, and offering air-conditioning throughout along with Wi-Fi connection and a genuine Venetian ambience thanks to the buzz of local life played out around the campo’s central Istrian stone wellhead, Palazzetto San Stin’s bright and airy accommodation unfolds behind its faded terracotta-pink façade and comprises:
Ground Floor
Your own private front door leading into an entrance hallway with walls of exposed brickwork, a laundry room with handy washing machine / dryer, and marble stairs rising to the:
1st Floor, where we find..
2 quietly elegant double bedrooms with double beds and traditional terrazzo flooring – one to the front of the property with wooden beams, copper-colour accents and a pair of windows overlooking the campo towards the campanile and pinnacles of the Frari, and the other to the rear of the apartment with golden olive accents and its own smart en suite bathroom with shower and circular stone wash-hand basin
A bijou single bedroom overlooking the campo with beams overhead, terrazzo flooring and a single daybed
The apartment’s stylish 2nd bathroom to the centre, with circular stone wash-hand basin and stone-clad shower
Marble stairs rising to the:
2nd Floor, where we find...
Palazzetto San Stin’s main open-plan contemporary-style living space overlooking the campo and comprising a beamed sitting / dining area and a semi-separate u-shape kitchen. Cheerfully decked out to delight in toasty burnt oranges and cool graphite greys and benefitting from 4 windows (2 at either end) drawing light into the room, the space is furnished with a pair of stylish sofas, tub chairs and a dining suite hosting 6 guests, while the modern, compact yet well-equipped kitchen to the side has a breakfast bar seating 2 for a quick bite ‘on the hoof’ while taking in the view!
And completing Palazzetto San Stin’s accommodation...
A chic guest bathroom (loo and wash-hand basin only)
*Please note the absence of a lift; please be aware that these stairs may prove difficult for the elderly, children, or those with mobility issues
OUR COMMENT
A fabulous find on a charming campo in an authentic locale! – bright, cheerful and spacious – and pivotal to all the sights of the San Polo, Santa Croce and Dorsoduro sestieres, with easy access to the ‘traghetto’ at San Tomà, which ferries passengers by gondola across the Grand Canal to Garzoni / San Samuele in the district of San Marco.
Within a gentle stroll of a fantastic selection of restaurants and bars including (but not only!) Frary’s (for candlelit Mediterranean and Middle Eastern cuisine), Il Mercante (for cocktails), Birreria La Corte and Muro Frari (with menus to suit most tastes), the long-standing Da Ignazio with its courtyard garden (for fish and seafood), for fine dining... Wisteria (awarded one Michelin star), Da Fiore and Estro... and last, but not least, not forgetting Pizza 2000 near Campo Sant’ Agostin for excellent made-to-order takeaway pizza!
Very close to the Palazzetto Bru Zane ‘Centre de Musique Romantique Française’, the wide and open Campo San Polo, the Scuola Grande San Giovanni Evangelista and (for the young at heart!) the Creature di Gomma Venice Vintage Toy Museum for transporting you back to your childhood!
Within easy reach of the vaporetto (water bus) stops at San Tomà and San Silvestro for convenient travel about the city, and close to a several well-stocked supermarkets for all your self-catering needs – a Conad near the Frari and another on the Rio Marin Canal, a COOP at Campo San Giacomo Dell’Orio, and a Crai at Campo San Tomà.
Also within a reasonably short walk of Piazzale Roma (Venice’s coach and car / taxi disembarkation point) and Venice’s Santa Lucia Station on the Grand Canal (only if feeling energetic and travelling light!)
For arrivals between 8.00 p.m. and midnight there is an additional cost for "late arrival" of Euro 50, to be paid in cash upon arrival. We organize arrivals between midnight and one o'clock with an additional cost of Euro 100, after this time we reserve the right to accept the customer always with a supplement to be quantified according to the time of arrival.

Everything in the apartment is as pictured - brand new, well decorated, well air-conditioned, very comfortable living area spaces and super comfy beds. The bedrooms are pretty small, but were just fine for our group. There were lots of extra pillows and super soft blankets - and the linens were all nice. The drop-off point for the water taxi at Campo San Stin is so convenient when dealing with luggage - there are no bridges between the drop point and the apartment. And the closest vaporetto stop is a very comfortable 5 minute walk away. Everything you need is close by. We would absolutely stay here again!

Based on the listing, we expected to have a separate washer and tumble dryer, so we were disappointed when we still needed to use a drying rack to dry all our clothes. Other than that, all expectations were met!

As featured in The Telegraph online January 2018 - ‘Live like a local: why a holiday apartment is a great option for a Venice city break’ - by Fiona Duncan, Hotel Expert, and in the June 2016 issue of Condé Nast Traveller magazine - ‘My Own Private Venice - the best apartments, palazzos & villas to take over as your own' A marvellous ‘mansarda’ apartment with a wonderful ‘altana’ rooftop terrace offering exceptional views in the heart of Castello. Moments on foot to the landmark leaning bell-tower of San Giorgio Dei Greci and to the 'Questura' office of Donna Leon's fictional crime-busting Commissario Guido Brunetti on the ‘Rio di San Lorenzo’ canal, Ca’ Del Pittore offers captivating and highly individual roof-space surroundings for up to four guests on the very top floor. Trendy sister property to VOV’s supremely elegant Ca' Dei Greci (sleeping eight) in the same building and within easy walking distance of all the must-see sights of St. Mark’s Square (including the Basilica, Doge’s Palace and the Clock Tower) yet away from the hustle and bustle, the apartment has an entrance area and a staircase leading up to a large main living space made cosy and characterful thanks to the preservation of its magnificently rustic roof and wall timbers, wooden plank flooring, attractive ‘sunken’ seating area and eclectic choice of furnishings. This main room leads via an arched glazed doorway surrounded by pretty conservatory-style trompe de l’oeil decoration, to a bright and fully-equipped west-facing kitchen enjoying fabulous views from its two rear windows. There are two double bedrooms, one on either side of the apartment - a light and airy double with splendid beams, built in wardrobes and a double bed, and a similarly beamed twin with two singles - a handy walk-in closet plus two stylish bathrooms - one with a small bath and chequerboard flooring and another with w.c. and wash hand basin. Air-conditioning, a washing machine and internet connection further transform Ca’ Del Pittore into a comfy, practical and convenient choice whatever the season or duration of your stay, while a short staircase from the living area rises to the furnished ‘altana’ terrace boasting breathtaking ‘never to be forgotten’ vistas over Venice, taking in the churches of San Francesco Della Vigna and San Giorgio Maggiore in the distance and the onion domes and bell-tower of St. Mark’s soaring above a superabundance of terracotta rooftops. OUR COMMENT An impressive conversion in a fabulous spot, furnished by its Venice-loving owners. A short walk to the atmospheric Scuola di San Giorgio degli Schiavoni and its wonderful Carpaccio paintings, the monumental Dominican Basilica di Santi Giovanni e Paolo (one of the largest churches in Venice and burial place of no fewer than 25 Venetian Doges), and to Campo Santa Maria Formosa (site of the Querini Stampalia) passing Palazzo Grimani on the way. And even closer to home - moments to the cavernous and newly restored Church of San Lorenzo (long closed but now home to Ocean Space - a collaborative platform focusing on ocean conservation) and to the Museo di Dipinti Sacri Byzanti (Museum of Icons) just along the canal. Also within easy reach of the local Punto supermarket for easy self-catering and to the vaporetto (water bus) stop at San Zaccaria on the Riva Degli Schiavoni waterfront. Important: please note that the apartment only accepts fully supervised children over 6 years of age or under 1 year (non-walking babies) because of the internal stairs, ‘altana’ rooftop terrace and low windows. Are you part of a larger group who would like to stay close together but in separate apartments? We offer another apartment in this building: Ca’ Dei Greci For arrivals between 8.00 p.m. and midnight there is an additional cost for "late arrival" of Euro 50, to be paid in cash upon arrival. We organize arrivals between midnight and one o'clock with an additional cost of Euro 100, after this time we reserve the right to accept the customer always with a supplement to be quantified according to the time of arrival.33 reviews

Immerse yourselves in the colours and richness of the adventures of Marco Polo on the legendary Silk Road! Awaiting your discovery in the district of San Marco, Ca’ Via Della Seta is a vibrant and characterful 2 bedroom/2 bathroom apartment, newly renovated and re-furbished by its globetrotting - or rather ‘globe-sailing’ - owners. Passionate travellers and adventurers both, their fascination for the history of Venice and the adventures of the merchant traveller Marco Polo has found its ultimate expression in this exciting new property, fabulously located in the very heart of Venice. Exit stage left and in just a few steps you’ll find yourself in front of the Teatro La Fenice! Exit stage right, and the beauty of St. Mark's Square awaits you. Upon entering the private Courtyard ‘Cuoridoro’ (Golden Hearts), the hustle and bustle of the day is left behind, while a second private entrance leads up a single flight of stairs and into your oasis. With six large windows overlooking the ‘Rio dei Barcaroli’ canal and six large windows onto the courtyard below, the perfect mix of privacy and Venetian life is achieved. Sleeping 4+1 and fully air-conditioned throughout, this one-of-a-kind apartment redolent of far-off lands is handsomely appointed, its 4m high ceiling with exposed beams accentuating the spaciousness and elegance of the living space, the exotic mirrors, wooden flooring, soft curtains and oriental rugs further enhancing its seductively bohemian and easy-living appeal. Wake up to the music of Mozart, who, in 1771, resided in the palazzo directly opposite. Sip your coffee, watching the gondolas pass below. A professional kitchen to rival that of a Michelin-starred restaurant is a bonus for those who enjoy cooking away from home, while the professional two-door fridge/freezer dispenses cold filtered water and ice for your sunset cocktails. For those preferring to leave the cooking to others, local dishes can be enjoyed at the neighbouring restaurant, who may (upon request) also be able to deliver food and wines directly to your timber and copper-topped dining table. After a full day of sightseeing, unwind on the leather sofa or armchair while the state-of-the-art Bluetooth stereo system plays soothingly in the background. Take a relaxing bath or an energising rain shower in one of the two exposed brick and beamed bathrooms, each delightfully decked out with timber flooring, contemporary fittings and wonderfully hip ‘rustic-chic’ copper pipework. The master bedroom with en-suite bathroom features two windows on the canal, a king size antique bed dating from the 1800s, soft lighting and oriental ornaments, while the courtyard-facing second bedroom with its ornate coloured lamps, oriental rug, and wooden statues that are a feature of the closed fireplace is charming and full of atmosphere. Romantic and cosseting for couples, this room can also be prepared as a twin with two single beds. The apartmenthas Wi-Fi internet connection and a 48 inch screen TV. The TV room also features a lovely sofa that can also be used as a single bed, while the Bose Bluetooth hi-fi systems installed in both bedrooms and kitchen, allow you to enjoy your music of choice wherever you happen to be. Unpack and store your bags in the private storeroom below, which is also equipped with a large washing machine and tumble dryer for your convenience. OUR COMMENT Immerse yourself in the richness and colours of the Silk Road right in the heart of Venice - your adventure begins here, as did Marco Polo’s! Water taxis can whisk you quickly from the airport or any part of Venice to within just a few steps of Ca’ Via Della Seta’s front door. Minutes from the Rialto vaporetto (water bus) stop and even closer to the stop at Sant’Angelo for easy movement around the city, and to the ‘traghetto’ gondola ferry at ‘Garzoni’ crossing the Grand Canal to San Toma in district of San Polo. Close to some of the finest luxury boutiques, three well-stocked supermarkets (one specialising in organic foods), to a local wine shop just off Campo Santo Stefano, and to one of Venice’s most famous coffee and pastry shops - Marchini - where locals stop to chat. A 10 minute amble across the iconic Rialto Bridge to the Rialto for market-fresh food shopping, and within a short stroll of the Palazzo Grassi Museum of Modern Art and the Accademia Bridge leading over the Grand Canal to the attractions of Dorsoduro. For arrivals between 8.00 p.m. and midnight there is an additional cost for "late arrival" of Euro 50, to be paid in cash upon arrival. We organize arrivals between midnight and one o'clock with an additional cost of Euro 100, after this time we reserve the right to accept the customer always with a supplement to be quantified according to the time of arrival.30 reviews
